Furnace and Boiler Installation and Replacement in Framingham, MA

Obie Comfort Solutions installs and replaces gas furnaces, oil furnaces and boilers throughout Framingham and MetroWest Massachusetts. Most homeowners reach this page at a specific moment: the current system is fifteen to twenty five years old, a repair quote just came in high, and the decision has effectively already been made. Our job is to size the replacement correctly, price it in writing, and get it running before the cold arrives.

  • Licensed in Massachusetts, Sheet Metal License 593-SM-B and Oil Burner License BU-119538
  • NATE certified technicians, permits pulled and inspections coordinated
  • Manual J load calculation before every quote, no sizing by square footage
  • Family owned in Framingham since 2006

When Replacement Beats Another Repair

There are four situations where replacing is clearly the better financial decision, and one where it is not a financial decision at all.

  • The heat exchanger is cracked, or a boiler section is leaking. This is a safety issue and it is not repairable. It is the one case where replacement is not optional.
  • Repair cost is approaching half the cost of new equipment on a system already past its expected life.
  • You are calling for repairs more than once a season. The next failure is usually already in progress somewhere else in the unit.
  • Parts are obsolete. Control boards and inducer motors for discontinued models get scarce and expensive, and a two week parts wait in January is its own cost.
  • Efficiency has dropped far enough that annual fuel savings from new equipment offset a meaningful part of the investment.

A gas furnace typically lasts 15 to 20 years, an oil furnace similar, and a cast iron boiler often 25 years or more. We do not push replacements on equipment with life left in it. If your system is worth repairing, we will say so, and our heating repair team handles it.

Furnace or Boiler: Which One Do You Have

FurnaceBoiler
How it heatsHeats air, distributes through ductsHeats water or steam, distributes through baseboard, radiators or radiant loops
In your homeSupply and return registers in floors, walls or ceilingsBaseboard along walls, cast iron radiators, or floor loops
Efficiency ratingAFUE, commonly 80% or 95%+AFUE, commonly 84% to 95%+
Replacement scopeUnit, venting, sometimes duct transitions and filter cabinetUnit, near-boiler piping, circulators, expansion tank, controls
Can add central ACYes, shares the ductworkNo, cooling requires ductless or a separate ducted system

In practice a boiler replacement is more piping work and a furnace replacement is more sheet metal work, and that shows up in both the price and the schedule. If your home is heated by an oil system, our oil systems page covers oil specific equipment and licensing.

Efficiency Ratings: What AFUE Actually Buys You

AFUE stands for Annual Fuel Utilization Efficiency. An 80% AFUE furnace converts 80 cents of every fuel dollar into heat in the house and sends the rest up the flue. A 96% AFUE condensing furnace converts nearly all of it, which is why it vents through PVC out a sidewall instead of up a chimney and produces condensate that has to be drained.

TierTypical AFUEVentingBest fit
Standard efficiency80%Metal flue or existing chimney linerLower upfront cost, homes where sidewall venting is impractical
High efficiency condensing95% to 98%PVC sidewall, condensate drain requiredLong heating seasons, homes staying on gas for the long term
Modulating condensing96%+ with variable outputPVC sidewallEven temperatures, quiet operation, best comfort per dollar of fuel

One detail that surprises homeowners: if you replace an old atmospheric furnace with a condensing unit and a gas water heater still shares that chimney, the chimney may now be oversized for the water heater alone and need to be relined. We check for this during the site visit rather than discovering it on installation day.

Sizing: Why Manual J Matters More Than Efficiency

Oversized heating equipment is the most common defect we find in MetroWest homes, and it usually traces back to a contractor matching the BTU rating of the old unit instead of calculating the load. The old unit was frequently oversized too, so the error compounds across replacements.

An oversized furnace or boiler short cycles. It fires, satisfies the thermostat quickly, shuts down, and repeats. That produces uneven temperatures, more wear on ignition components, and worse real efficiency than the AFUE label suggests. A Manual J load calculation uses your actual insulation, window area, air sealing, orientation and layout to determine the required output. It takes us time on site and it is the single most valuable thing in the quote.

What a Replacement Includes

  1. Site visit and load calculation. We measure and inspect, including venting, gas line sizing, electrical and combustion air.
  2. Written proposal with options. Usually good, better and best, with the efficiency and comfort differences explained rather than just the price.
  3. Permits. Pulled under our licenses, with the town inspection scheduled by us.
  4. Removal and disposal of the old equipment.
  5. Installation. New unit set, venting run to code, gas piping and electrical connected, condensate drain and neutralizer on condensing equipment, near-boiler piping rebuilt on boiler jobs.
  6. Commissioning. Combustion analysis, gas pressure verification, airflow or flow rate check, safety control testing, thermostat setup.
  7. Registration and paperwork. Manufacturer warranty registration and any applicable incentive filing.

Most furnace replacements are a one day job. Boiler replacements typically run one to two days depending on the piping. We schedule so the home is not without heat overnight.

Gas, Oil, or Heat Pump: The Honest Comparison

If you are replacing anyway, this is the right moment to look at all three paths, because the incentive landscape in Massachusetts is not neutral. Rebate money is concentrated on heat pumps: the 2026 Mass Save® whole-home heat pump rebate pays $2,650 per ton up to $8,500, and income-qualified households can receive up to $16,000 or a no-cost installation through Turnkey Services. There is no comparable rebate for replacing a gas furnace with another gas furnace.

PathMakes sense whenWatch out for
Like for like gas replacementDucts are in good shape, budget is the constraint, gas service is already thereNo significant rebate, and you are committing to fossil fuel for 15 to 20 years
Oil replacementNo gas on the street, tank and chimney are soundFuel price volatility, annual service is not optional
Heat pump conversionYou want cooling too, and you qualify for the whole-home rebate tierElectrical capacity and weatherization requirements need checking first
Hybrid, furnace plus heat pumpYou want lower operating cost without removing the backup systemLands in the partial-home rebate tier, controls need to be set up properly

We are a Mass Save® certified partner and we install all of these, which means we have no reason to steer you toward one path. Our ductless mini-split page covers the conversion route in detail. What Drives Cost, and How to Finance It

We give written quotes after a site visit instead of a number over the phone, because the variables below can change the same nominal job substantially:

  • Required output from the load calculation, and the efficiency tier you choose
  • Venting. Converting from chimney venting to PVC sidewall, or relining a chimney left oversized
  • Gas line sizing and combustion air requirements under Massachusetts code
  • Duct or piping modifications at the equipment, including a proper filter cabinet on furnaces and rebuilt near-boiler piping
  • Condensate handling on condensing equipment, including a pump if there is no gravity drain
  • Site conditions. A basement with tight stairs and no clearance is more labor than an open utility room

The Mass Save HEAT Loan offers 0% financing on qualifying energy efficient equipment, and we also offer financing options directly. If another contractor has already quoted you a replacement, we will give a no-cost second opinion on the sizing and the scope before you sign.

Frequently Asked Questions

How long does a furnace or boiler replacement take?

Most furnace replacements are completed in one day. Boiler replacements usually take one to two days because of the near-boiler piping. Jobs that also involve chimney relining, a gas line upgrade or significant duct modification can add a day. We schedule so the home is not without heat overnight.

How do I know if my heat exchanger is cracked?

A cracked heat exchanger is confirmed by inspection, often with a camera and a combustion analysis, not by symptoms alone. Warning signs include a carbon monoxide detector alarm, soot around registers, a flame that moves when the blower starts, and a persistent burning smell. If you suspect it, shut the system off and call. This failure is not repairable and the equipment must be replaced.

Is a 96% AFUE furnace worth the extra cost over an 80%?

In Massachusetts, with a long heating season, the fuel savings usually justify condensing equipment if you plan to stay in the home. The exception is a house where sidewall venting is impractical or the chimney would need expensive work, which can erase the difference. We run both options in the quote so the comparison is on paper.

Do I need a permit to replace a furnace or boiler in Massachusetts?

Yes. Heating equipment replacement requires a permit and a town inspection. We pull permits under our Massachusetts licenses and coordinate the inspection as part of the job. Work done without a permit can create problems at resale and can void manufacturer warranty coverage.

Can I get a rebate for replacing my gas furnace with a new gas furnace?

Massachusetts incentive money is concentrated on heat pumps rather than fossil fuel equipment, so a like for like gas replacement generally does not carry a rebate comparable to the heat pump tiers. The Mass Save HEAT Loan can still apply to qualifying efficient equipment. We will tell you exactly what your project qualifies for before you commit.

What size furnace does my home need?

That comes from a Manual J load calculation based on insulation, window area, air sealing, orientation and layout. Matching the BTU rating of the old unit is the most common sizing error, because the old unit was frequently oversized as well. Oversized equipment short cycles, heats unevenly and wears out ignition components faster.

Should I replace my furnace and air conditioner at the same time?

If both are near end of life, yes. The indoor coil and the furnace blower have to be matched for the system to hit its rated efficiency, and doing both at once avoids paying twice for the same labor access. If the AC is recent, we match the new furnace to the existing coil instead.
